5 -Year Capital Improvement Projects
Since there was not a quorum, these projects were discussed only.
1. Parking Lot (2020) and North Entrance Apron (2017)
Maas and Haessly will assess drainage and state of repair for the entire parking lot; the north driveway apron is in need of repair. $26,000/$5,000
2. Carpet (2017)
The carpet under the public computers is more than10 years old, and it has worn faster than anywhere else due to people sitting at the computers with shoes with snow and salt. There is also a light-colored border of carpeting around that area that is discolored, especially inside the doors and close to the circulation desk. $25,000
3. Recommission Chiller (2017)
There are 2 alternate drives on the chiller and one is having intermittent problems which then reverts to the other. ($10,000)
4. LED Conversations/Flag Pole Lights (2017)
Focus on Energy has incentives for 50% off florescent bulbs. The flag pole has two lights but one is broken. It may be better to replace both since it will cost slightly more and there are available incentives. $10,000
5. Camera/DVR System (2018)
Haessly and Powell may be able to do some of the wiring work which will cut down on the cost. Haessly secured two quotes. $25,000
6. Study Rooms (2019)
The library has one study room that is consistently being used for tutoring and proctoring exams. The questions are what are we willing to sacrifice in terms of space and can some of the work be done in-house vs. contracted.
7. Boiler (2019)
The boiler is about 20 years old. We need to determine what the current efficiency rating is and compare it to a new boiler. Focus on Energy also has incentives. ($100,000 estimated)
8. Carpet (2020)
Remaining carpet on first floor. $40,000
9. Roof above Reference and the Second Floor Hallway (2021)
Roof over computer concourse area tends to leak around plenums, drainage systems.
10. Squeal in Company E Room
Haessly will experiment to find out what is causing it.
11. Can Tubes/Skylights
There are many components to put in can tubes and skylights: one company puts in the light tubes, another repairs the roof and concrete supports are needed. Contractors do not seem to want to commit to this project. The LED upgrading will help to cut energy costs.
These suggestions will be brought to the Board of Trustees meeting next week.
Adjournment
Meeting adjourned at 1:47pm.
Respectfully submitted,
Kathy Dreyer, recording secretary
